Yardi

The Yardi reports every multifamily owner should receive.

A monthly owner package tells you what happened. A short list of Yardi reports, read every day, tells you what is happening. These are the reports to ask your manager for and the question each one answers.

Why daily matters for the rent roll

Occupancy, notices and delinquency change every day. A rent roll that arrives once a month shows problems three or four weeks after they started. A daily read lets the owner raise them on the next call.

Ask for the general ledger

Many owner packages include the budget comparison but not the general ledger. Without the GL, a variance is a number with no explanation. With it, every line opens to its vendors and invoices.

Questions

Questions owners ask

Which Yardi reports does an owner need for daily asset management?
Rent Roll with Lease Charges, Unit Availability Details, Aged Receivables, Box Score and the work order directory for daily operations, and Budget Comparison, General Ledger and the 12 Month Statement for financials.
Why do owners need the general ledger and not just the budget comparison?
The budget comparison shows that a line missed; only the general ledger shows the vendors and invoices that explain why.
Why does the monthly owner package miss operational problems?
It arrives after the month closes. Collections, notices and building issues have usually been building for weeks by the time it is read.
