Put the renewal offer in front of the PM before it goes out.
QTR ranks upcoming renewals by dollars at stake and recommends an offer for each unit from in-place rent, recent same-floor-plan leases and the comp set’s effective rent. The owner makes the call. The PM sends it.
Every expiring lease, priced before the notice window.
Expirations, month-to-month leases and pending notices come from the daily Yardi rent roll, so the renewal queue is current every morning and outcomes are tracked as leases are signed.
From the expiration list to a signed renewal.
The renewal workload, month by month.
Upcoming expirations are grouped by month with month-to-month leases and notices alongside, so vacancy risk is visible before it lands.

The offer, with every input beside it.
Each recommendation shows in-place rent, recent signed leases on the same floor plan with concessions separated, and the comp set’s effective rent, so the owner can see why.
- In-place rent from the current rent roll
- Recent same-floor-plan leases, concessions kept apart from rent
- Comp set effective rent after specials
- Expiration date and month-to-month status
Retention measured the way leases actually end.
Retention is counted by each lease’s original expiration cohort, so a skipped month does not hide a move-out. Turnover is counted by the month residents actually leave.

Ask which renewals are unpriced.
Your assistant can list expiring leases without an offer, explain a recommendation and, with renewal edits allowed, save offers for the PM.

Eight of twelve. Five are at Marlowe Park, where the recommended offers average +$96 a month. Want me to save them, capped at 5%?
Questions owners ask
- How do I benchmark renewal increases against new-lease trade-outs?
- Compare each offer with recent new leases on the same floor plan, with concessions kept apart from contract rent, and with the comp set’s effective rent. Track trade-outs unit by unit against the prior lease.
- How should retention be measured when leases roll month-to-month?
- By each lease’s original expiration month, counted at the end of the lease, so a lease that rolls month-to-month is not dropped from the cohort. Turnover belongs to the month residents actually move out.
- Should renewal pricing be set on face rent or net effective rent?
- Compare on the same basis every time. Keep concessions separate from contract rent and never mix a face figure with an effective one in the same comparison.
