Run your portfolio from the AI assistant you already use.
QTR’s MCP connector gives your assistant the same figures as the QTR app and, when you allow it, the same controls. Ask for the Monday briefing, prepare the PM call, load a Yardi export, draft the investor report or save renewal offers from Claude, ChatGPT, Grok or Cursor.
Three properties need a decision, ranked by dollars at stake:
- 1Signal House: renewal notices up after the increase$18,400
- 2Everfield Commons: R&M over budget, drain work$2,340
- 3Marlowe Park: 8 leases expiring, no offers sent8 units
An assistant that can act, inside the same rules as the app.
Reading is on by default. Writing is opt-in: a company admin turns on edit access for a user, the user chooses which kinds of edits to allow when they connect, and every change runs through the same checks as the QTR app and lands in the activity history.
Your portfolio, inside the AI assistant you already use.
Connect QTR once and your assistant reads all of your data directly, through more than 170 tools and data calls. Answers use the same figures as QTR and link to the view behind them.
Four of five properties are ahead of last year. Signal House is the exception at 91.2%, down 1.4 points.
What is behind Signal House: move-outs doubled in September, and most notices cite the renewal increase. Those units are also sitting vacant almost two weeks longer.
Four items, ranked by dollars at stake:
- 1Collections: 6 first-time late, over $300 each$9,840
- 2Entry access failures, 7 tickets in 6 months$2,340
- 3Renewals in 60 days with no offer sent8 units
- 4Occupancy 1.4 points under last year91.2%
Want me to add these to Action Center so you can track them with the PM?
From the Monday briefing to the investor report.
Each example below is a real workflow in the connector. The assistant calls QTR tools, QTR does the calculation, and the answer links to the view behind it.
Start the week with a briefing that cites its sources.
Ask what changed and the assistant reads the weekly residential briefing, budget variance and work order findings, then answers with the properties that need a decision and links to each one.
- Occupancy, leased trend, renewals, collections and maintenance in one answer
- Ranked by dollars at stake, not by report order
- Each line links to the QTR view behind it
- Material findings come back as proposed Action Center items
Leasing held at four properties. Signal House is the exception:
Four of the six notices cite the renewal increase. Want the renewal offers that went out in September?
Turn the answer into tracked work without leaving the chat.
With Action Center edits allowed, the assistant creates items, names the PM responsible and the owner-side reviewer, attaches evidence, sets follow-ups and records the review of a PM’s response.
- Creates items only when you choose them
- Checks open items first, so nothing is filed twice
- Assigns the PM and reviewer by name
- Every write carries a unique operation key and is logged
The Everfield drain issue is already open from last week, so I added this week’s two tickets to it instead of filing a duplicate.
Hand it a Yardi export and it loads the file.
With import edits allowed, the assistant uploads a Yardi export, checks which reports it contains, processes it and tells you what changed, using the same intake rules as a manual upload.
- Recognizes the Yardi reports inside a workbook
- Rejects a file that belongs to another company
- Reprocesses a batch after a fix
- Reports what was accepted and what needs review
Six reports recognized: Cash Flow, Balance Sheet, Budget Comparison, Budget With Last Year, General Ledger and 12 Month Statement. Property code matches Marlowe Park.
Draft the quarter from the numbers and your notes.
With report edits allowed, the assistant drafts Report Writer sections from the quarter’s figures and your context, previews the report and exports it. Drafts stay drafts until you approve them.
- Uses the locked quarter’s statement, not a recalculation
- Writes into your company’s template
- Leaves flagged sentences for you to answer
- Exports Word or PDF when the quarter is final
“Northline closed the quarter at 95.6% occupancy, up 1.8 points on last year. NOI of $210,545 ran 2.1% ahead of budget. The building 3 roof replacement finished in August under its $84,000 budget.”
Pricing, comp sets and the acquisition pipeline.
The assistant can save renewal offers, record decisions on pricing review lines, build and update comp sets, add acquisition deals with their brokers and save underwriting figures to Deal Tracker.
- Renewal offers saved for the PM to send
- Comp sets updated from a listing link
- Deals added with their marketing and broker
- Underwriting figures saved to the deal
Admins decide who can read and who can write.
A company admin sets each user’s connector access to Off, Read, or Read + write. Edit scopes are offered on the consent screen and granted only when the user opts in and their QTR role allows the action.
- Every call re-checks the user’s companies and properties
- Removing write access takes effect on the next call
- Access tokens last one hour; removing access stops the connector
- Property managers never see owner-only tools
Questions owners ask
- Can Claude or ChatGPT run asset management on a live multifamily portfolio?
- Yes, through QTR’s MCP connector. The assistant reads statements, rent roll, receivables, leasing, comps and work orders, and with edit access it can file manager follow-ups, process Yardi imports, draft investor reports and save renewal offers.
- Is there an MCP server for Yardi portfolio data?
- QTR runs one for owners whose managers use Yardi Voyager. It exposes the reconciled figures QTR builds from Yardi reports to Claude, ChatGPT, Grok, Cursor and other MCP clients. QTR is not a Yardi product.
- Can an AI assistant explain a budget variance down to the GL?
- Yes. Connected to QTR, it reads the statement and general ledger together and answers with the accounts, vendors and transactions behind the variance, linked to the line in QTR.
- Can AI draft LP reporting from reconciled financials?
- Yes. The assistant drafts Report Writer sections from the accepted quarter’s financials and your notes. Drafts wait for your review; locking the reports keeps the figures and financial statements sent to investors while the books continue to update.
