Claude

How to use Claude with your Yardi portfolio.

Claude can read your portfolio directly once it is connected to QTR. Ask about budget variance, renewals, collections or a building’s work orders and Claude answers from the same figures as the QTR app, with links to the view behind each answer. With edits allowed, it can file and follow up on the work too.

Questions to start with

Ask your assistant
  • Give me the Monday briefing for the portfolio.
  • Which properties missed NOI budget last month, and which GL accounts drove it?
  • Which leases expire in the next 90 days with no renewal offer?
  • Where is our asking rent above the comp set after specials?
  • Which buildings have repeat water or hot-water tickets this quarter?
  • What is still open with the Signal House PM in Action Center?

Let Claude do the follow-up

With Action Center edits allowed, Claude can turn its findings into tracked work. It checks open items first, so the same issue is not filed twice, and every write is recorded in the item’s history.

Tips for better answers

  • Name the property and period: “Marlowe Park, September” beats “last month”
  • Ask for the links: answers include a link to the QTR view behind each figure
  • Ask it to check open items before filing anything new
  • For a recurring routine, save your Monday prompt and reuse it each week
Questions

Questions owners ask

How do asset managers use Claude on portfolio data?
For the Monday briefing, variance questions down to the GL, renewal and collections lists, building-condition summaries and PM call agendas, all answered from live data with links back to the source.
Can Claude work directly against Yardi-sourced portfolio data?
Yes, through QTR’s connector. Claude reads the figures QTR reconciles from Yardi reports rather than raw exports.
Can Claude file follow-ups with property managers?
Yes, with Action Center edit access. It checks open items first, then files the ask with its evidence, the responsible manager and a due date.
