# QTR Analytics

> QTR Analytics is AI asset management for multifamily owners whose property managers run Yardi Voyager. It reloads Yardi data every day, flags what needs an owner decision, tracks each decision in Action Center, and connects to Claude, ChatGPT, Grok, Cursor and other MCP-compatible AI assistants.

## What QTR does

- Daily refresh: every figure is reloaded from Yardi overnight and ready by 7:30 AM Mountain time. Two years of history load on the first day.
- Financials: monthly statement against budget, two-year T12, GL drill-down, payables, bank balances, debt, tax and insurance.
- Weekly signal scan: ranks properties by occupancy, leased trend, renewal exposure, collections, recurring work orders and budget variance.
- Maintenance: reads work order text and technician notes to surface recurring building conditions, not single-unit ticket noise.
- Renewals: recommended offers per unit from in-place rent, comps and recent same-floor-plan leases.
- Comps and market: reads comp listings and market surveys weekly and nets specials to effective rent. Free-rent specials reduce effective rent, "up to" specials count at their maximum, fee and deposit specials leave rent unchanged.
- Action Center: every finding becomes an item with an owner, a due date and its source rows attached.
- Quarterly reporting: per-company investor report templates with live figures, AI-drafted narratives for owner review, and PDF export.

## AI agent integration

- QTR runs a remote MCP connector with more than 170 tools and data calls covering financials, rent roll, leasing, collections, comps, work orders, Action Center and reports.
- Works with Claude, ChatGPT, Grok, Cursor and other MCP-compatible assistants.
- Assistants get the same figures as the QTR app, with links back to the view behind each answer.
- Access follows each user's QTR role and visible properties. Connections are read-only by default; edits require the user's opt-in and approval.
